Manor Downs to Become an Industrial Park

On a trip to Las Vegas earlier this year, one of the members of our party spoke wistfully of wagering on horse races at Manor Downs back in the 1990's.  I had forgotten about Manor Downs, and for good reason: it stopped holding horse races in 2010 and closed shortly thereafter (though inexplicably it still has a functioning website).  

We know people with rental property in the area, thus I keep an eye on the current events in the Manor area.  I recently read that Dalfen Industrial will convert the 146 acre Manor Downs site into an industrial park with six buildings (totally about 1 million square feet in aggregate).   Construction is expected to begin in the second quarter of 2022 and the estimated time of completion is in the fourth quarter of 2023.  

Manor Downs hosted Farm Aid II in 1986.  While the new project is not as cool as that, it is a positive improvement to the area and indicative of the regional growth the Central Texas area is experiencing.   

If you live in Texas and really want to see live horse racing, you can still find tracks open near San Antonio, Dallas, and Houston.

January 2021 Austin Residential Real Estate Market Statistics

The residential market continues to be on a wild upward trajectory.  You can see the data above from January, but nothing about these trends has stopped in February.  Competition amongst buyers is brutal, with multiple offers and single family homes typically going for well over asking.  It's the same story as last month: people keep moving here, there isn't enough inventory (.5 months is wildly low), and interest rates are low.   I do think that COVID concerns kept people from listing in 2020.  Once COVID concerns abate, the next questions will be: (1) are people deciding against selling because they don't want to have to compete in this extreme seller's market, (2) how many people will decide to stay put (and thus not list their home) because they have refinanced at historically low interest rates, and (3) will the emigration from California tech hubs continue at the current pace?  Also, what will become the new standard for close-to-Austin?  Lockhart and Elgin, for example, are being casually discussed as suburban areas by my clients (and clients of other Realtors I know).  Lockhart may seem far out to a longtime Austinite, but I recall when going to Cedar Park was like driving to another town.  Finally, what are we going to do about building more housing?

May 2020 Austin and Austin-Round Rock MSA Real Estate Statistics

The numbers here are low compared to a good year in the Austin area, but we are of the opinion that our optimism (considering the COVID-19 situation) has been correct.   Furthermore, inventory is still quite low and tilted in favor of sellers.  People who are in a position to buy (and are well qualified) are finding great interest rates.  Thus if you are casually thinking of selling property, it would be worthwhile to take deeper consideration.   

The Austin residential market has been slowed, but not stopped, by COVID-19. The above data represents a snapshot of activity in May 2020.   As for June, what I can say is only anecdotal: we have seen in our brokerage and title practices any increase in activity over May.   Of course, please take my anecdotal observations with the appropriate caveats and grains of salt.
